Who We Are as a Farmington Real Estate Office

Our Farmington clients come to us to sell a home, settle a property they inherited, split a property in a divorce, or find a place to buy. Along the way we take pictures of what we found and what we handled, so you can follow the condition, the documents and the progress without making the trip yourself.

How Photos and Paperwork Became Our Method

A lot of the sellers we hear from are pressed for time or going through something difficult, like settling a parent's estate, a separation or an unexpected move. Some live a long way from the house. Our practice rests on a simple belief: you should be able to see what is going on at a property you cannot get to easily, rather than relying on what we tell you.

That is why our first visit ends with a set of photos instead of a loose description. We capture the roof line, the label on the electrical panel, the straps on the water heater, the pipes under every sink, ceiling stains and any cracks in the stucco or foundation. Those pictures back up the disclosures California sellers must make, including the Transfer Disclosure Statement, and help us set a price that accounts for what a buyer's inspector will probably turn up.

From then on, each milestone is recorded: the signed agreement, the inspection results, repair requests, escrow and title paperwork, and the final walk-through. Every item comes to you with a brief note explaining what it means and what happens next. We can meet at our office or by phone and video, and your file always matches ours.

How We Run Every Sale

  • Evidence before opinions

We do not suggest a pricing strategy until the property is documented. A failing water heater or an old fuse box changes what a buyer will pay, and you should see the evidence before we discuss it.

  • Plain explanations of the paperwork

California real estate runs on forms: disclosures, contingency removals, the preliminary title report. We tell you what each one does, who signs it and what happens if a deadline slips.

  • Fix it, credit it or leave it

Some repairs return more than they cost. Many do not. We show you the pictures, point out which defects tend to surface in a buyer's inspection, and give you a straight answer on whether to repair, offer a credit or sell the house as-is.

  • Clear roles for estates and divorces

When an executor, an administrator or two separating owners share a decision, we keep every party on the same documents at the same time. For probate sales we work alongside your attorney on court steps, such as notice requirements or court confirmation, without giving legal advice ourselves.

Working With Sellers and Buyers Around Farmington

We work with people selling or buying property in Farmington and the surrounding area. Meetings happen at our office or by phone and video, which suits out-of-town heirs and anyone fitting a sale around a full workweek. When the property needs a visit, we go, photograph it, and send you the full set with notes.

Buyers get the same treatment. When you look at a property with us, we record the details you will want to compare later, like panel age, roof wear and signs of moisture. Our Home Buying Help page explains how that works.
